Landlord’s Insurance Terms and Conditions

You agree to the following terms and conditions in purchasing Landlord Insurance through :Different.

For Landlord Contents Insurance, you agree to pay the current annual policy cost of $349.50 (incl GST, fees, brokerage and commissions). You agree that the annual policy cost may change upon renewal.

For Landlord Building Insurance, if you asked us to provide you a quote, you agree and authorise us to obtain and provide you with an annual quote specific to your property.

You agree that should you, or we, terminate your management after we receive instructions to purchase the policy on your behalf, that you are responsible for the full payment of any policy cost or cancellation of the policy.

You agree that should you, or we, terminate your management after the policy start date, that the full management of the policy transfers to you from the management termination date. You agree that any policy changes, amendments, claims, or refunds are your responsibility.

You agree that your policy may take up to 45 days to issue, and renewals (where relevant) up to 30 days to issue. You agree that the issuance (start) date of your landlord insurance policy will be from your management start date with us, as determined by us.

You agree that on the annual expiry date of any policy, you authorise us to renew on your behalf and paid for by you, the same or a reasonably equivalent policy at the prevailing market price for that policy, plus any fees, brokerage and commissions. Should you not require us to renew your policy, you must notify us in writing (via email to hello@different.com.au) at least 30 days before the expiry date of your policy.

You confirm that you have read the Product Disclosure Statement (PDS) and Target Market Determination (TMD) Statement and understand and accept the relevant inclusions and exclusions related to the policy.

You acknowledge that Different Technologies Pty Ltd, acting as a non-advise broker and in order to facilitate this service, may earn a commission, rebate, or fee between $20 and $95 for Landlord Contents policies, and up to 12.5% of the base premium for Landlord Building policies. You acknowledge that these amounts may change at any time with or without notice to you.

You agree that Different Technologies Pty Ltd will not be held responsible for any loss or damage, financial or otherwise, if the insurer denies issuance of a policy for you or your property, or a claim in relation to your insured property, or we are unable to acquire a policy on your behalf for any reason.

You agree that the Rent Guarantee provided by Different Technologies Pty Ltd is governed by its own Rent Guarantee Terms and Conditions. You agree that in order to be eligible for the Rent Guarantee, you must sign and return to us the Rent Guarantee Terms and Conditions (which will be sent to you separately at your registered email address).

You agree that you (the Owner of the property being insured), at no time in the past 5 years:

  • Had home building or contents insurance declined, refused to be renewed, cancelled or had an insurance claim refused;
  • Been convicted of a criminal offence involving fraud or dishonesty; theft or robbery; arson; damage or threatened property damage; injury or threatened injury to any person; or drugs;
  • Had 3 or more claims under a landlord or home and contents insurance policy?

You confirm that your property is not located in any of the exclusion postcodes below. Any property located in these postcodes are not available for insurance through our insurance policy:
