Common questions owners ask about property inspections

Who will carry out the inspections on my property?

We have an experienced team of home experts who will conduct both the routine, ingoing and outgoing inspections on your property. All our home experts hold the relevant real estate certifications for their state.

How does :Different carry out routine inspections? How often are they conducted?

We conduct routines up to 2 times a year, (we will do more, but only when there is a need too). We take at least 3 photos for each room and close up photos of any potential issues, as well as a full checklist to highlight any problems. This report will be uploaded to the owner app/portal for you to access at any time.

How does :Different carry out ingoing/outgoing inspections?

An ingoing report will be completed before your tenants move in and is essential in ensuring your property is returned to you in the same condition that it was leased out in, subject to wear and tear.

After your tenants move out, we will conduct an outgoing inspection and compare the condition of the property to the ingoing report. If there are any problems with the outgoing inspection, we will communicate it with you and rectify any issues in releasing the bond including commencing resolution procedures and escalating matters to Tribunal.

How much does an inspection cost with :Different?

Inspections are all included in the flat $30/week (plus GST) management fee.
